The Party Wall etc. Act 1996 is a law in England and Wales that helps neighbours prevent and resolve building disputes.

When the Act Applies

You must serve statutory Party Wall Notice(s) if you plan to do notifiable work that involves:

• Shared walls or floors between semi-detached or terraced homes.

• Garden walls that sit on the boundary line.

• Deep digging (excavations) within 3 to 6 metres of a neighbour's home.

• New building right on or up to the property line.

What You Must Do

• Tell your neighbour: Give them a written notice about your planned work at least one to two months before it starts.

• Wait for a reply: Your neighbour has 14 days to say yes (consent) or no (dissent) in writing.

• Resolve disputes: If your neighbour objects or does not reply, you must hire a surveyor to make a legal decision called a Party Wall Award.
